Home Information Pack contents 2006

Each pack should contain:

Home Information Pack Contents

Here are some of the key elements that will make up the Home Information Pack (HIP):

- a completed Home Information Pack Index (Schedule 2)
- a completed Sale Statement (Schedule)
- a completed, partially completed or uncompleted Home Contents Form (Schedule 4)
- a completed, partially completed or uncompleted Home Use Form (Schedule 5)

For commonhold property (Schedule 6):

- an Official Copy of the Register and Title Plan relating to the common parts
- the Commonhold Community Statement
- the Memorandum and Articles of Association of the Commonhold Association
- the names and addresses of management
- regulations or rules made by the commonhold association or management
 

For leasehold property (Schedule 7):

- a copy of the Lease
- the names and addresses of the landlord and management
- landlord/management's regulations or rules

The following "Reports" will also be required:

- a *Home Condition Report (as per Schedule 8, to be settled by the ODPM) or the proposed terms of a New Home Warranty not yet in force (* now withdrawn as part of the implementation in June 07 but will instead be phased in)
- other recent home condition reports
- an Energy Performance Certificate if there is no Home Condition Report or the EPC is dated later than the HCR
- a Report on Home not Physically Complete [pdf] (as in Schedule 10) if appropriate
- a Local Land Charges Search Report (LLC1)
- a Local Authority Enquiry Report (eg CON29) (as per Schedule 12)
- Drainage and Water Enquiry Reports (eg CON29DW) (as per Schedule 13)
