Home Inspectors and the Home Condition Report

 

One of the biggest challenges facing the Government in the build up to implementation of the HIP Regulations, is the need to train and develop between 6000-8000 "Home Inspectors".

 

The Inspectors will be responsible for providing the Home Condition Report which is a fundamental part of the new regulations.


 

Home Inspectors

 

The Inspectors will carry out detailed inspections on the condition and energy efficiency of properties. The details gathered will form part of the Home Condition Report which is a compulsory document required by the regulations. Home Inspectors will need to be qualified and insured and will have to register as a member of a certification scheme. All certification schemes will be approved by the Government.

 

To date, there are around ten assessment centres for the Inspector qualification and more are being developed. Some 2500 people from the surveying / property industry and from other professions are currently undergoing training.


The Home Condition Report

This document will be reviewed by potential buyers at the beginning of the home purchasing process to ensure they are not faced with unexpected repair bills and other commitments relating to the property that they may not otherwise have been aware of. Sellers will also have an early opportunity to carry out repair work on the property or obtain quotes prior to marketing. Lenders will also benefit by using the reports to inform their valuations, reducing the need for expensive on site valuation inspections.
